IN THE NEXT 3-5 YEARS, 4-5 MILLION EUROS OF INVESTMENTS IN IMPROVEMENTS OF THE STRUCTURES ARE PLANNED. RECRUITMENT OF 20-30 LOCAL PROPERTY MANAGERS. 10,000 TOURISTS FROM ALL OVER THE WORLD IN THE TERRITORY, WITH A POTENTIAL IMPACT ON SERVICES AND EVENTS OF AROUND 12.5 MILLION EUROS.
Orbetello – Tuscany is the leading region for the Vacation Rental of prestigious villas and residences and the entire province of Grosseto represents one of the symbolic places for this type of holiday.
Precisely for this reason Emma Villas, the leading company in Italy for short-term rentals of prestigious villas and residences, has decided to inaugurate in the town of Orbetello – within the picturesque setting of Monte Argentario – its second Hub – Store a unique design proposal to accelerate the construction of a virtuous chain of economic development oriented to the enhancement of the territory.
The second stage – after the opening of the store in Siena in recent weeks – of a project that will gradually be developed throughout Italy, with openings expected in many other regions and which aims to become a point of reference for a community of international owners and guests.
The journey therefore continues in Tuscany which, according to the latest data released by the Emma Villas Observatory, has ranked first for number of villa bookings (55% of the total in 2023), the undisputed queen for this year too of the national tourism of vacation rentals of villas and country houses, with a growing trend of +11% recorded for stays booked for the long weekends that have just ended (vs the same period in 2022).
Tuscany has an enormous potential for this type of tourism: out of 34,000 villas in Italy, 6,000 are located in this region; a record that is also confirmed for exclusive villas, given that to date there are in fact 238 structures managed by Emma Villas in this region. And with 1.5 million visitors registered in 2022 between Orbetello, Monte Argentario and the renowned towns of Porto Ercole, Santo Stefano, Capalbio, Castiglione della Pescaia and Punta Ala, Grosseto is a province of golden tourism.
Hence the desire to contribute to the territorial development on several levels, both through substantial investments, with 4-5 million euros allocated for the redevelopment of structures in the territory in the next 3-5 years and 10,000 high-end tourists expected, for related activities in terms of services and events estimated at 12.5 million euros.
The ambition of the project is also in terms of local employment: in 2026, once fully operational, there will be more than 20-30 people hired in the property management sector, able to administer the structures present in the area.
But who are the tourists in love with the wild Maremma and its crystalline sea? The sample of properties analysed by the Emma Villas Observatory in 2023 records Americans in first place, followed by English and Germans. But there is no shortage of compatriots who choose the prestigious villas in the territory to enjoy a peaceful and relaxing holiday.
The opening of the Emma Villas stores aims to create throughout Italy “one stop shops”, unique in their kind: places that are reference points for the Vacation Rental sector, for both tourists and owners. The ambitious objective of the REVALUE – RE HOME project is to contribute to the recovery and redevelopment of real estate assets in prestigious locations by the sea and in the countryside in Tuscany through a series of measures ranging from entry in the international circuit of tourist rentals with an annual guaranteed income included in the agreement, to the support, through advances on lease agreements, for the adaptation to the quality standards required by the rentals (both in the case of small interventions and larger renovations). The project also provides for the activation of economic and occupational chains related to construction, the renovation or restoration of buildings, the development and training of new professionals related to vacation rentals and the strengthening of the medium-high tourism range also through the enhancement of activities and events connected to the fruition of the artistic and naturalistic heritage.
